CLASS TITLE:  BUILDING MAINTENANCE WORKER I

 

BASIC FUNCTION: 

 

Under the direction of an assigned supervisor, perform routine and general maintenance and repair duties involving County facilities and equipment.

 

DISTINGUISHING CHARACTERISTICS: 

 

Building Maintenance Worker I incumbents perform routine maintenance and repair duties involving general knowledge of various maintenance trades.  Building Maintenance Worker II incumbents perform semi-skilled maintenance and repair duties requiring independent decision making requiring previous experience.

 

REPRESENTATIVE DUTIES:

 

Clean hair and grease traps and check sewer lines and manholes; clean as necessary;

unplug drains including sinks, toilets, urinals, dishwashers, garbage, disposals, drinking

fountains, floor drains, bathtub and shower drains.

 

Maintain plumbing fixtures and lines and repair or replace sewer and water lines, urinals,

sinks, toilets, bathtubs, showers, hose bibs, drinking fountains, hot water heaters and

boilers as necessary.

 

Use a variety of equipment to work on plumbing, such as air gun, plunger, acid, manual

and/or power snakes and sewer snake with cutting tips.

 

Perform routine preventive maintenance on air conditioners; check motors, belts,

bearings, fan blades, squirrel cages, fuses and pulleys; clean or change filters. 

 

Make electrical repairs such as checking and changing fuses, breakers, light switches, wall plugs and ballasts, making extension cords, repairing power tools, replacing light fixtures, repairing or installing photo cells, repairing steam cleaners and vacuum cleaners; check and replace lights in buildings and outside as necessary.

 

Maintain water coolers; check motors, blowers, belts, pumps, and screens; paint and

install new pads and make necessary repairs.

 

Repair and replace portions of roofs using a variety of roofing materials; assist in the

repair and removal of walls, partitions and demolition of structures.

 

Operate various tools and equipment such as hammers, drills, sanders, grinders,

jackhammers, trenchers, and cement mixer and truck; maintain power and hand tools to assure proper working order and safety; operate steam cleaner for cleaning equipment.

 

Perform routine carpentry and painting duties; hang cabinets and shelves; install

screens, windows and doors; lay tile and retack carpet; patch and paint walls and

buildings.

 

Repair office furniture such as desks, file cabinets, chairs, couches and tables.

 

Install and repair fences including wood and chain link.

 

Perform related duties as assigned.

 

KNOWLEDGE AND ABILITIES:

 

KNOWLEDGE OF:

Basic maintenance and repair techniques, involving general electrical,

plumbing, painting and carpentry trades.

Methods, equipment and materials used in general maintenance work.

Operation and use of hand and power tools and equipment.

           

ABILITY TO:

Perform general maintenance and repair on County furniture, buildings,

fixtures and facilities.

Operate tools and equipment used in general maintenance work.

Lift objects weighing up to 90 pounds.

Maintain routine records related to work performed.

Learn and observe health and safety precautions.

 

EDUCATION AND EXPERIENCE:

 

Any combination equivalent to:  sufficient training and experience to demonstrate the knowledge and abilities listed above.

 

LICENSES AND OTHER REQUIREMENTS:

 

Valid California driver's license. Incumbents in this classification must pass a law enforcement security check.

 

WORKING CONDITIONS:

 

Indoor, outdoor and shop environment, subject to driving from site to site to conduct work, subject to adverse weather conditions and subject to noise from equipment operation.

 

Position requires heavy lifting and carrying up to 90 pounds, standing and walking for extended periods of time and over rough or uneven ground, balance on high or narrow places, bending at the waist, crawling, kneeling, reaching, pulling, pushing, climbing ladders and working at heights, dexterity of hands and fingers to operate power tools and equipment, seeing to observe needed repair and to produce repairs, and hearing and speaking to communicate with subordinates and others.

 

Incumbents may be exposed to working on ladders or scaffolding, high voltage, loud noise, fumes, dirt, working in a cramped or restrictive work chamber, and working around and with machinery having moving parts.
